* Draft Issue Matrix – 2018 Comprehensive Code Update to the KDC (12th Update ) items

a) Measuring Visibility Areas: Modify visibility areas at the intersection of a street
or driveway to a standard measurement of 10’ x 10’ measured from backside of
curb.

b) Architectural Projections and Encroachments in Residential Zones: Modify
language to allow building appurtenances, building mass or enclosed spaces
within the angled building envelope subject to max. width, number of
encroachments and space between encroachments.

c) Requirements for Active Commercial Uses – Reduce land use districts with
active commercial streets. (eliminate active commercial use requirement.

d)Three Bedroom FAR Bonus: Enlarge maximum size from 1,300 to 1,500SF.
Increase bonus from 1.0 to 2.0 FAR

e) View Corridors: Reduce the extent of view corridor setbacks on certain streets
that were extended in 2006 as they do not result in enhanced views due to
existing developments.
